Yes. While investors don’t have to be Florida residents themselves, the real estate project itself DOES have to be located in Florida for us to consider funding it.

Hard money loans provide investors like you with the quick capital that is needed to purchase, refurbish or stabilize investment properties. Our loan process is easy and efficient: 

  1. Connect with us and someone from our team will reach out to you to better understand your needs, answer any questions, and discuss your options. 
  2. Next, you’ll complete our hard money loan application including the address of the property and the requested loan amount. 
  3. We will look it over and get back to you within 24 hours indicating our interest and terms. 4. Once qualified, we will agree on terms and requirements and gather all the proper documents (i.e. property title, insurance, appraisal, etc.) 
  4. Then, we go make rapid funding a reality! Every deal is a little different, but typically, you can expect to receive the funds in 10-14 days.

The terms of our hard money loans for real estate investment are usually up to 24 months, depending on your individual needs. In some instances, the terms can be extended, but this is on a case by case basis and may result in increased costs or a higher interest rate.

Interest rates vary among private real estate lenders and, since each deal is unique, can be influenced by many factors including the individual needs of the client, property type, loan to value, property location, cash flow, duration of the loan, etc. 

The market changes every day, and so do the rates from Community Capital Holdings. But you will always be assured the most attractive rates possible from us, typically starting at 9% – 10%, but changing daily.

Though higher than traditional financing from banks, this is still an attractive offer for investors that need to close quickly. And, it is still much cheaper than giving up equity.

No. Since the loan is backed by the real property itself, we tend to look more closely at the value of the property. That said, it is imperative to disclose any past bankruptcies, foreclosures, charge-offs, collections or anything that could affect a deal.

60% of the value of the property or purchase price – whichever is lower. We do require property appraisals and will also do our own assessment of the property using an income and sales approach to accurately determine its value. 

Based on the real property value that Community Capital Holdings determines, we take a maximum of 60%; for example if we placed the value on a property of $1 million, the maximum amount of the loan would be $600,000.
